Technical Due Diligence
We undertake pre-acquisition survey and building survey reports on all types of residential, commercial, industrial, leisure and retail buildings for investors and purchasers comprising a detailed assessment of a building's structural and general condition highlighting any defects and ongoing repair liabilities. If and when required, we can recommend and co-ordinate the services of other professional and specialist consultants to ensure the production of comprehensive reports.
Schedules of Condition/condition surveys
We undertake a detailed assessment of the condition and repair liabilities of all types of buildings based upon specific reporting format with time scales and budget costs as a standalone document or part of a planned maintenance report. We also prepare photographic and descriptive schedules of condition for attachment to a lease.
We undertake a thorough investigation and defects analysis to identify the cause of any building defects, including advising on recommendations for repair and provide budget costs, estimates for remedial work.
We act on behalf of both landlords and tenants with regard to preparation of schedules of dilapidations and negotiating settlements of claims. We can also undertake assessment of the current dilapidation liabilities for landlords and tenants, including the cost and programme for completing the works. We can provide strategic advice to landlords and tenants in relation to their dilapidation's liabilities and lease surrender or exit strategies. Our services include assessment of liabilities for landlords and tenants; advice on strategy; preparation of claims; defence of claims and preparation of schedules of condition for appending into leases.
We act as appointed Surveyors for building owners and adjoining owners. We provide advice on the application of the Party Wall etc Act 1996 and the procedures to be followed.
Reinstatement Cost Assessments (RCA's)
We undertake building reinstatement cost assessments on behalf of both building owners and occupiers of all types of property, for building insurance purposes.
Licence for Alterations
We act on behalf of both Landlord or Tenant to assist in the preparation or agreement of a technical submission for licence for alteration.
Planned Preventative Maintenance (PPM) Schedules
We undertake building inspections and prepare schedules for planned maintenance reports to assist property owners and occupants help establishing outset budget expectations, for future expenditure.
